There is a growing gap between the public builders’ desire for scale and the many smaller scale homebuilding opportunities left fallow in the wake of this recession. The recent contraction in the real estate and credit markets has produced viable smaller opportunities where communities have been given back to the banks, but where there are few buyers that have the capital backing to acquire land and build out lots. This land is attractively priced and often passed over by the larger public builders because it is “too small”. West Coast Housing Partners’ homebuilding operations are currently focused on communities comprised of 50 lots or less. These moderately sized subdivisions allow us to take advantage of attractive land positions in smaller unit communities which are not as attractive to the public home builder competitors.
Prior to forming WCHP in 2007, the principals of the company acquired over 60 residential sites and constructed over 3,500 single family homes in the following California counties:
